Before signing a residential tenancy agreement, NSW Fair Trading requires that all tenants receive the official Tenancy Information Statement. Please take the time to read and understand your rights and responsibilities.
We’ll arrange a time to meet you at the property for key collection and your tenancy induction. You’ll receive an approval email outlining all lease terms and conditions and a one-week holding deposit is required within 24 hours to secure the property. The second week’s rent must be cleared before your lease begins. A bond link will be sent to your nominated principal tenant via Rental Bonds Online and all lease holders must sign the agreement before keys are released.

You’ll receive a unique BPAY reference number and our biller code so you can pay securely through your online banking. This method allows for easy, trackable payments throughout your tenancy.
Yes, once your email is added to our system, you can set up your online PropertyMe portal using your email and a secure password. From there, you can access your lease agreement, payment history and any invoices. You can also download the PropertyMe tenant app on both Android and iPhone for quick access on the go.
Your first inspection is completed within the initial three months of your tenancy and then every six months after that. You will receive notice ahead of time and a written report is sent following each inspection. If we begin managing your property mid-tenancy, we may arrange an early inspection to meet you and become familiar with the home.

You can log repairs directly through the PropertyMe tenant portal or app. Please provide accurate details, photos and model numbers where relevant, this helps us action your request efficiently. All non-urgent repairs must be submitted in writing. Once logged, you can track progress through your portal.
Please email property@simpsonpm.com.au with details of your pet including age, breed and any helpful information for the landlord’s consideration. We’ll then send you the NSW Fair Trading pet application form to complete.
All lease holders must complete and sign the vacate notice form included in your emailed rental receipts. Once signed, please email the form to property@simpsonpm.com.au. We’ll then send you the vacate process and next steps.
After receiving your notice, we’ll confirm the vacate process and your final inspection date. Please be aware that once keys are returned, the landlord is not obligated to allow re-entry to the property. When the landlord approves the bond release, your bond will be refunded to the bank account you have registered with Rental Bonds Online.
